St. John Properties - Baltimore, MD April 1, 2024 Case Study: St. John Properties, March 2024 Location: Baltimore, MD Problem Statement: St. John Properties, based in Baltimore, Maryland, is a commercial real estate firm with over 2600 clients nationwide and was named the 2018 NAIOP Developer of the Year. Matt Halula, Safety Manager, reached out to Safety Rail Source® in April of 2022 to find a solution to their safety concerns. They had several buildings requiring screens to protect an estimated 3500 skylights. OSHA code 1910.28(b)(3)(i) states, “Each employee must be protected from falling through any hole (including skylights) that is 4 feet (1.2 m) or more above a lower level”. After considering other solutions, St John Properties requested a representative of Safety Rail Source® to visit their buildings to make a professional assessment. Problem Resolution: Hal Swindell of Safety Rail Source® visited some of the 90+ buildings in Baltimore, Maryland in March of 2023. After sending a sample of our Skylight Safety-Screen to confirm quality and fit, an agreement was reached. Due to the large number of screens needed, a schedule of monthly shipments was set to begin in May of 2023. This schedule of shipments involved ongoing communication and updates with the customer as the many different sizes of skylights were confirmed. When the project is completed in the Fall of 2024, over 4600 Skylight Screens will have been installed. As the project progressed, a representative of Safety Rail Source® met in person with the St John Properties team again in August and November of 2023. Upon further consideration of their roof-top protection, a need was discovered for Fixed Ladder Lifelines. We were able to provide over 230 Lifelines for their ladders providing the ability for workers to tie-off as they ascend and descend the fixed ladders.
